ARC forms are required for all changes to villa exterior, including replacing existing decks, pavers, screen enclosures etc.

CHIMNEY MAINTENANCE IS HOMEOWNER RESPOSIBILITY! IF YOUR CHIMNEY NEEDS A REPAIR THIS IS NOT THE HOA BUT THE HOMEOWNER RESPONSIBILITY. NOTICES REGARDING CHIMNEYS WERE HANDED OUT ON FEB 28, 2025. IF YOUR CHIMNEY NEEDS A REPAIR TO PREVENT LEAKING PLEASE CONTACT THE HOA FIRST SO THAT WE CAN CHECK IF YOUR ROOF IS UNDER WARRANTY. BEGIN THE BID PROCESS WITH THE ROOFER PROVIDING THE ROOF WARRANTY FIRST, IF APPLICABLE. ANY REPAIR WORK DONE ON ROOFS BY OTHER ROOFERS WILL MAKE THE WARRANTY OF THE ROOF ITSELF NULL AND VOID. SUBSEQUENT ROOF REPAIRS, WHICH WOULD HAVE BEEN COVERED BY THE HOA UNRELATED TO THE CHIMNEY, WILL THEN BE THE HOMEOWNER RESPONSIBILITY. CHECK WITH THE HOA FIRST AND WE CAN LOOK UP RECORDS AND ADVISE YOU.
 
HURRICANE, WIND, STORM AND RODENT RELATED DAMAGE: Homeowners are responsible for managing and paying for storm and rodent related damages to properties. Squirrels are dislodging soffits or chewing wood trim of the villas, Please contact your insurance company if you have damage to your roof, chimney or chimney cap, vents, lanai or villa-the HOA is not responsible for and does not repair storm and rodent related damages to structures of villas/carports. All homeowners are required to carry home insurance to cover acts of God and catastrophic events.
 
Homeowners are responsible for repairs to their sewage and plumbing. If your sewage system is blocked or the water lines from the water meter to the house are leaking, it is the homeowner's responsibility to call a plumber and pay for repairs. If the sewage block affects a building with several villas, then homeowners should fairly share the cost of the plumber to restore the sewage system.

RIDGEMOOR MASTER HOA ISSUES -HOA FEE is $80/month. Ridgemoor HOA manages our ENTRANCE GATE (closed 7 pm to 7 am), STORM DRAINS, LANDSCAPING ON RIDGEMOOR DR and Park/Tennis courts. Please do not contact Ameri-tech or the Brookhaven Board of Directors for Ridgemoor HOA issues. It is the responsibility of every homeowner to liaise directly with the Property Management, Management & Associates serving Ridgemoor HOA. Contact details:
