Brookhaven Roofs were replaced between 2016 and 2024. Obtaining wind mitigation reports and four point inspection reports for insurance companies are the responsibility of every homeowner and not that of the HOA. However, homeowners can obtain a wind mitigation report per building rather than per villa and the inspector only needs to crawl into the attic space of one villa. If homeowners of a building group together they can share the cost of the wind mitigation report. Please note that most insurance companies required a wind mitigation report, which is not older than 3 years. The board negotiated that wind mitigation reports were provided with the Albright roofs done in 2024 and 2025. These were the only wind mitigation reports provided with the new roofs completed. Once these expire, homeowners are responsible for obtaining new reports. The wind mitigation reports for Albright installed roofs can be found under Association Documents. Insurance companies will also ask for a four point inspection where A four-point inspection is a targeted home assessment that evaluates the condition and life expectancy of four core systems: the HVAC, electrical system, plumbing, and roof. This is done for each villa and is not done by building, since ever homeowner owns their villa and the systems within that villa mentioned above. If your inspector you if peel and stick underlayment was used for your roof construction, the board can provide you the roof invoice for your roof to reflect how the roof was installed.  Please send your request to: [email protected].
