Squirrel, rats, and pest info

Brookhaven HOA is not responsible for preventing pests in your villa nor repairing any damages, including roof and wood trim damages, caused by squirrels, rats and any other type of pests and insects. This includes but is not limited to eliminating insects and repairing insect damages, such as, but not limited to carpenter ants, termites, cockroaches etc. The HOA is also not responsible for prevention of squirrels rats, and any other type of pest and insects. Please note: If roof repairs are needed, which will impact removal of the existing shingles, underlayment, fascia boards, etc, please contact the HOA at [email protected] first so we can check if your roof is under warranty. Work done by roofers, which touch the roofs done after 2020 could result in your roof warranty being null and void and subsequent roof repairs will be the responsibility of the homeowner.

 

Please do not feed birds and wildlife - it results in attracting rats and squirrels. Please do not plant fruit trees without getting Architectural Review approval from the board. Fruit trees attract rats and other pests, which will cause issues for your neighbors! Be considerate and be a good neighbor. We all live in an HOA and can't do whatever we want however we want. 

 

It is the responsibility of every homeowner to keep their property repaired and maintained-both exterior and interior and to remedy animal and pests control issues as soon as possible to prevent the spread to neighboring, connected villas. Squirrels are chewing trim wood and dislodging soffits under the roofs. The HOA is not responsible for the repairs of these damages. Homeowners neglecting to keep their exterior pest free and maintained, could receive a violation letter from the HOA. Many responsible homeowners already have a pest service spraying their villas to prevent insects form infiltrating the villa. It is highly recommended that if you do not have a pest service, that you hire one.

For squirrels, we typically start with a full inspection of the home to determine where they are getting in, what areas they are damaging, and whether there is active nesting or entry into the attic/soffit areas. Our process is not to immediately kill the squirrels.
